Have inspected a lot of condos.
Qualifications:
Prior experience - I was a construction superintendent for 20 years supervising new residential and condominium building projects. I have been extensively trained and educated to inspect buildings of all ages, from a 200 year old house to new construction.

Not all inspectors are the same:
There are wide differences in experience, and in the amount of time spent preparing reports. We do not provide a checklist "rating" system report at the end of the inspection, because we believe that it is simply not possible to do a thorough inspection and report in 2, or 3 hours. I schedule an inspection every 2 days so that I have time to "think through" the report. Actually, the more experienced an inspector is, the more he can provide specific details and analysis. Reports prepared on site offer an inspector no time to further research or analyze problems and offer specific information. So I think that the most important consideration in selecting an inspector is simply, how much time is the inspector willing to spend to write the report? For less than one quarter of one percent of the homes value, you are provided with real information you can use.

What is ASHI (American Society of Home Inspectors)?:
To become a certified member of A.S.H.I., an inspector must pass the required written technical exams, and have his or her reports verified that they follow A.S.H.I.'s strict Standards of Practice and Code of Ethics. Membership must be maintained through continuing home education or educational meetings and seminars. Members of ASHI are independent professional home inspectors who have met the most rigorous technical and experience requirements in effect today.

Lawyers
I have no real estate broker affiliations, except that I have inspected houses for brokers that they were buying for themselves. It is important for clients to know whether a reported condition is serious or not. Priorities are associated with recommendations to indicate their relative importance. I think we share a common interest in reassuring clients during the whole process that they are getting the information they need.
